That is an all-time record. In 2025 alone, Hispanic households added 441,000 new owner-households — the largest single-year increase for any demographic group in the country. Let that sink in: Hispanic households drove all of the net homeownership growth in the United States last year.
Why This Matters for Utah
Utah's Latino population is one of the fastest-growing in the nation. According to the U.S. Census, Hispanics make up roughly 15% of Utah's population, and that number continues to climb. Along the Wasatch Front — from Ogden to Provo — Latino families are building lives, growing businesses, and putting down roots. Cities like West Valley City, Kearns, Midvale, and parts of Salt Lake City have vibrant Hispanic communities that are the backbone of our local economy.
But homeownership rates among Hispanic Utahns still lag behind the state average. While Utah's overall homeownership rate sits around 70%, the Hispanic homeownership rate hovers closer to 50%. That gap represents thousands of families who are paying rent, building someone else's equity, and missing out on the wealth-building power of owning a home. The national trend tells us this gap is closing — and I believe Utah can lead the way.
What's Driving the Record Growth
Several factors are fueling this historic surge in Hispanic homeownership. First, demographics: the Hispanic population is young, with a median age of about 30, compared to 38 for the overall U.S. population. Millions of Latino millennials and Gen Z adults are entering their prime home-buying years right now. Second, entrepreneurship: Hispanic business ownership has grown faster than any other group, creating household income that supports mortgage qualification. Third, cultural values: homeownership is deeply important in Latino culture. Owning a home represents security, family stability, and generational progress. When a Latino family buys a home, it often reflects years of sacrifice and determination.
The Challenges That Remain
I want to be honest about this: even as we celebrate these record numbers, significant challenges remain for Hispanic homebuyers, especially here in Utah where home prices have risen dramatically over the past several years.
Affordability is the biggest hurdle. The median home price along the Wasatch Front has climbed past $450,000, and in many desirable areas it's well above that. For families earning the median Hispanic household income, that can feel out of reach — even though it may not be when you factor in the programs available.
Credit building is another barrier. Many Latino families have thin credit files — not because they're irresponsible, but because they've relied on cash transactions or non-traditional financial systems. A credit score doesn't measure your work ethic or your reliability. But the mortgage system requires it, so we need to meet families where they are and help them build credit strategically.
Language barriers continue to hold families back. The mortgage process is complicated in English — imagine navigating it in a second language. Disclosures, rate locks, escrow accounts, title insurance — these are confusing enough without the added challenge of translation. Too many Latino families have walked away from the homebuying process simply because they couldn't find someone who spoke their language and took the time to explain every step.
